The rates are all indicated for the entire apartment or per room, not per person.
In holidays (Easter, Palio, New Years Eve) minimum stay is three nights.
Special discounts for long-stay, more than three nights and groups of people.

Included in the rate:

• water, light, gas, heating
• daily cleaning in rooms, weekly in apartments
• free private parking
• use of the garden, orchard, truck-farm ( you can pick and eat the products by yourself )
• TV in each room and apartment

Daniela, the owner, and all his family live 20 metres far from the accommodation:they are always available for suggestions, information and needings during all day.

Extra:

Use of the kitchen for accommodation in rooms.
In apartments instead, it's included in the rate.Kitchens are all furnished and provided of all the necessary for cooking.

External services, at a walking distance (50 metres far):

• minibus-stop that in 5-10 minutes gets off behind Piazza del Campo or the Duomo
• bus-stop for the train-station
• bus-stop getting to the most famous towns around Siena
• Groceries, butcher, tobacconist, newspapers, a good restaurant and pizzeria open at lunch and dinner
• disco and dancing with restaurant inside and weekly special events

commercial area with shops and supermarkets 5 minutes driving far.
